In November of 2022, Mr. Richmond joined JEN Partners as the Colorado Regional Partner with the same objective, establishing us as the leading real estate company in the region, providing the highest quality communities to the local builder pool. 

Since joining JEN, we have purchased two mater planned communities that will deliver over 2,000 finished lots to builders over the next 5 years.

RAH of Texas, Mr. Richmond initiated the entry into the Austin, TX market for RAH. - May 2021 to November 2021

Carillon

Forestar Development Company – Sourced, negotiated and closed on 264 Finished lots in Hutto, TX, Value: $29,400,000. First builder outside D.R. Horton to purchase Finished lots from Forestar in multiple shared markets.

Calumet

Jarrell Development Company – Sourced, negotiated and closed on 182 Finished lots in Jarrell, TX, Contract amount: $18,612,600. PSA was re-negotiated from 64 Finished lots and 118 Platted and Engineered lots to a Finished Lot phased closing. 

Hillside Creek

SP Holdings LLC – Sourced and negotiated the purchase and sale agreement for 162 Platted and Engineered lots in Kyle, TX from New Jersey landholder. Assisted Seller with approval of PUD for property. Negotiated preliminary site grading with adjacent property owner, generating the required 30,000 cubic yards of fill required to make the property balance. RAH did not close on the property. 

Sourced several candidates which ultimately resulted in hiring of Austin Division President.

Established several key landowner, stakeholder, developer, and broker relationships to include private individuals, regional and national developers, and brokers. Established a list of over 2000 potential lots in the Austin market.

BUTTERFIELD TRAILS

  • Managed a team of 15 to 20 consultants to include land planners, engineers and architects for the initial submittal and approval of a 1100 lot master-planned community in SE Aurora that was being split by two builders. This effort included Branding, Theming, and Architectural requirements for the MPC to include an amenity center, pool, monument design and the parks and open-space plan.  Ultimately the two builders terminated their contracts.
  • In June of 23, JEN/ILV purchased the property and are in the process of completing the entitlements and delivering finished lots to the local builders. See Overland Ranch

From early 2009 to April 2021 managed the acquisition, entitlements, development, and disposition of over 6000 home sites and 100’s of single-family attached lots in previously developed communities. 

Master-Planned Communities include:

Southshore – Aurora, CO
The Rec Center at Southshore

Property was purchased in 2009 from GMAC

MPC approved for 2880 SFD and SFA units in Aurora Colorado

At initial closing the property included 290 finished SFD lots and 4 finished homes by previous developer/builder Laing-Village LLC.

Implemented a new Master Homeowners Association which included the 165 occupied residential homes and owners, established new HOA CC&R’s, Design Guidelines, and committees

Managed the 11,000 SF Lakehouse and pool, initiated and completed a full renovation of the facility at a cost of over $2.5M

Managed the re-establishment of the community landscape, monumentation and branding valued at over $6M

Managed teams of consultants to include land planners, engineers, hydrological and environmental consultants completing the final plats and civil drawings for 2400 SFD lots

Contracted for and managed a team from Tetra Tech Environmental, to complete the identification and clearance of any unexploded ordinances on 240 acres of property, resulting in a No Further Action Letter being issued by the Army Corps of Engineers and the State of Colorado.

Coordinated and Managed the builder marketing program to include social media campaigns, award-winning community marketing brochures, builder websites and links and wayfinding efforts for 5 national builders. Initial Developer investment was over $2M with annualized budgets of $600K. Developer realized a complete return on investment and achieved a total return of $2M over initial investment

Acted as Metro District Board President for 12 years, refunding or issuing a total of $85 Million in Bond proceeds while building out the master infrastructure at a total cost of approximately $40 Million to include parks and open space areas, a new 8900 SF amenity center, The Lighthouse, with an Olympic-sized pool, workout facility, kids’ entertainment spaces, daycare, bar, event coordinator offices and meeting rooms with a total cost of $11M

Managed the contract negotiation and disposition of 2176 platted and engineered lots with a total value of over $147,000,000

Property was purchased in 2012 from original Developer, CV Development Inc.

MPC was approved for 3100 SFD and SFA homes. CVDG had developed and sold approximately 560 homes and retained roughly 140 acres approved for approximately 500 homes. RTIC-CLP purchased approximately 450 acres approved for 1770 SFD homes.

Implemented a new Master Homeowners Association which included the existing occupied residential homes and owners, and a sub association of Custom Homes and owners. Established new HOA CC&R’s, Design Guidelines, and committees.

Managed the 7000 SF amenity center and pool, initiated and completed a full renovation of the facility at a cost of over $1.6M

Managed the re-establishment of the community landscape, monumentation and branding valued at over $3.8M

Managed teams of consultants to include land planners, engineers, and environmental consultants completing the final plats and civil drawings for 1740 SFD lots.

Coordinated and Managed the builder marketing program to include Social Media campaigns, community marketing brochures, builder web sites and links and wayfinding efforts for 5 national and regional builders. Initial Developer investment was over $2M with annualized budgets of $600K. Property was purchased in 2013 from original Developer, Community Development Group LLC. RTIC was under contract to purchase entire MPC in 2010 and terminated PSA in 2011.

MPC was approved for 2600 SFD lots. CDG developed and sold approximately 700 lots in Phase I homes prior to or after closing. RTIC-CLP purchased approximately 480 acres approved for 1670 SFD and SFA homes.

Assumed Declarant Control of Master Homeowners Association which included the existing occupied residential homes and owners, Established new HOA CC&R’s, Design Guidelines, and committees.

Managed the 8000 SF Overlook amenity center and pool and implemented a interior remodel and completion project with a total cost of $600K.

Managed the re-establishment of the community landscape, monumentation and branding valued at over $4.58M.

Managed teams of consultants to include land planners, engineers, geotechnical, subsidence and environmental consultants completing the final plats and civil drawings for 970 SFD lots and a 14-acre Multifamily parcel.

Negotiated the complete plug and abandonment of 9 oil and gas facilities on the property with multiple Oil and Gas Operators.

Negotiated and managed approximately $4.2M of offsite improvements with the Town of Erie.

Coordinated and Managed the builder marketing program to include social media campaigns, community marketing brochures, builder websites and links and wayfinding efforts for 5 national and regional builders. Initial Developer investment was over $2M with annualized budgets of $600K. Developer realized a complete return on initial investment to include approximately $1.6M of community enhancements. 

Acted a Metro District Board President for 7 years, refunding or issuing a total of $48 Million in Bond proceeds while building out the remaining master infrastructure to include 3 miles of offsite sewer line, parks and open space areas, and regional drainage corridors and a second amenity center and pool with a total cost of over $36M.

Managed the contract negotiation and disposition of 970 platted and engineered lots plus a 320-unit apartment community, with a total value of over $90,000,000
